Preconstruction Services Set the Foundation for Success

Today’s sophisticated project owner often seeks the services of a Construction Manager to be an integral part of the project team. Working alongside the Architect and Engineer, frequently long before construction begins, a true Construction Management approach serves to guide the project to a seamless finish, on-time and within budget.

A key component of the Construction Management process is the Preconstruction Department. Allstate Construction is unique among Construction Managers because of our long-standing preconstruction team.

“Many firms develop a preconstruction team by changing the title of their estimator,” explained Scott Brewer, Allstate’s Director of Operations. “At Allstate, we have had a team of professionals designated as our preconstruction department for years, and they go far beyond traditional estimating.”

The Allstate Preconstruction Department is led by Paul Arnaldo, who began his construction career as an onsite Project Manager. Paul’s main role is to manage the development of progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, and prequalify subcontractors, as well as maintain subcontractor and vendor relationships.

“Through design and constructability reviews, we take a careful look at all aspects of cost savings available to the owner, from schedule accelerations to changes in materials,” Paul said. “In these days of increasingly tighter budgets and rapid finish construction schedules, these items can truly be the differentiator between a successful project finish and one that is being value engineered at the end.”

Ian Jones, LEED AP joined the team at Allstate last year. He brings more than 30 years of estimating experience to Allstate. One of Ian’s responsibilities is identifying sub packages and materials that can be fast tracked, thereby starting the project before, in some cases, design documents are even complete. Additionally, Ian conducts sustainability reviews, helping the owner to achieve the most cost effective and long lasting project.

“We believe our sustainability reviews give the owner a cutting edge, whether they are pursuing LEED or just wanting to build the most Green project possible,” Ian stated. “ Everyone is concerned about sustainability, and we take that stress off of the owner.”

Tampa Bay is Hooked on Education

The 2010 Hooked on Education Fishing Tournament, presented by Allstate Construction, Inc. and WILDERARCHITECTURE, INC., brought local subcontractors and construction companies out for a day of fishing on Tampa Bay. Approximately 30 boats participated in this catch and release tournament that ended with a weigh-in and awards ceremony. Allstate and Wilder help raise more than $83,600 for the Foundation.

Mission San Luis Visitor Center Opens Its Doors
